Booking Terms and Conditions for Steading 5


  • Steading 5, Balvatin Cottages provides short term holiday rental business owned and operated by Elsa and Douglas Spalding.
  • The parties to the booking terms and conditions are Steading 5 Balvatin Cottages and the Owners, Elsa and Douglas Spalding and the holiday guests.
  • The holiday guests include the lead booker and all the guests named on the booking registration form.  The lead booker may or may not be staying in the property.  If the booking is made by a third party, it is the responsibility of the lead booker to ensure that the holiday guests are fully aware of the terms and conditions of the short term rental agreement.
  • The details of the guests staying in the property is required on our registration form.
  • These booking terms and conditions form the contract between the provider (Elsa and Douglas Spalding) and the user (holiday guests).



  • Steading 5, Balvatin Cottages is fitted and furnished for a maximum of 4 adults plus one infant. This number must not be exceeded for insurance, Short Term Let Licence and fire regulation purposes.
  • Bookings made via our online system remain provisional until confirmed by us and a non- refundable deposit of £100 is paid (within 3 days of making the booking). We aim to respond to your booking request within 24 hours.
  •  Once you have made a booking, we have accepted it, you have either paid your deposit (or the full amount when your booking is made less than 6 weeks before your arrival) has been paid, a legally binding contract exists between the owners of Steading 5 (providers) and the guests (users).
  • The balance of your holiday rental payment is due 6 weeks before your holiday arrival date. The owners reserve the right to cancel the booking and re-let the property if the full payment is not received 6 weeks before the beginning of the rental period.
  • If your booking is made within 6 weeks of your arrival date, the full cost is due at the time of booking.
  • Full payment is due at the time of booking for breaks of less than 7 nights.
  • You undertake to use the property solely for its purpose as self-catering holiday accommodation and to accept the owner's right to refuse entry to the property any person considered unsuitable to take charge.

Arrivals and Departures

  • Your holiday cottage will be available from 4pm on the day of arrival.
  • Please vacate the property by 9.30am on your departure day to allow the cottage to be thoroughly cleaned, disinfected and prepared for the next guests.
  • In consideration of our neighbours we request that you initially arrive at Steading 5 it is before 11pm and that you finally departure after 7am.

What if I need to cancel?

  • All cancellations should be notified by telephone to the owners and in writing which will be acknowledged by us.  If you cancel your holiday more than 6 weeks before it is due to start, your booking deposit is non-refundable unless the property is re let.   If you cancel less than 6 weeks prior to the holiday then the full balance remains due and is not refundable unless the property is re let for the booking dates.
  • If you have to cancel your booking, for any reason, we are happy to allow you to move your booking to an available and more suitable date free of charge but subject to any difference in weekly charge due.  
  • The health and safety of both our guests and our staff is paramount to us and we want you to be happy that you can plan your holidays securely in the knowledge that if circumstances change, we can amend the dates or refund in exceptional circumstances.
  • We strongly recommend that you protect yourself against any unforeseen events by taking out comprehensive travel insurance.  If you choose not to take our travel insurance then you accept responsibility for any loss that you may incur due to your cancellation.
  • If the property should become unavailable or unsuitable for letting subsequent to your booking through any cause, the owner's liability shall be limited to the amount of any rent paid already.


Cottage and contents

  • Electricity, Wi-Fi, bed linen and towels are included in the holiday rental price. 
  • Steading 5 has a strict no smoking policy.  Smoking anywhere on the premises will result in immediate termination of occupancy and forfeit of all payments. Any extra cleaning caused by smoking in the premises will the at the expense of the booking party.
  • The use of candles, tea lights and ethanol burners is strictly prohibited in order to comply with our Fire safety and insurance conditions.
  • During your stay you are fully responsible and liable for the cottage and its contents. Please take all reasonable care of the property and leave its furniture, pictures, fittings and effects in the same clean and tidy condition at the end of the rental period.  Please notify us of any accidental damages or breakages so we can arrange for repair or replacement.  A charge may be made depending on the item(s) damaged or lost.
  • Please remember to lock the doors and close the windows when the property is unoccupied.
  • During your stay we request that you regularly air the property and use the cleaning products provided to ensure the health of yourselves and our housekeeping staff.
  • We request that amplified music is not played in the garden or external areas after 11pm whilst you are staying at Steading 5
  • All personal belongings are ‘at your own risk’.
  • Please use the dishwasher to ensure that cutlery and crockery is thoroughly cleaned to prevent possible bacteria or virus transmission.
  • Please ensure that all rubbish bagged up and disposed of safety in the external waste facility located on near the entrance to the car park.
  • Please reuse, recycle or reduce any plastics so that we can protect our wonderful environment.
  • The owners shall not be held responsible or liable for any accident, loss or mishap to persons or property whilst on or using the premises, or from any illness or injury arising from any cause whatsoever.
  • You undertake to allow the owners or their agents access to the property at all reasonable times to carry out essential maintenance or if there is an emergency.


Please note that Steading 5 is a strictly non-smoking property.

Pets are not generally permitted unless express permission has been granted by the owner.

Steading 5 reserves the right to make reasonable amendments or additions to these terms and conditions without notice.
